Guide to Buying a Property to Let

My Property Box offer landlords the most up to date letting advice and best possible service to ensure a landlord’s property is let in a timely manner.

One of the most important factors to consider about the buy to let market - even before a prospective landlord buys a property - is to consider the area, location and what makes a successful let property. It is important to consider the advantages (and disadvantages) of the buy to let market.

Here at My Property Box, we continually look at the property market, both locally and nationally, so have an excellent grasp of the best opportunities available and how to maximise your rental potential.

Factors to consider when buying a property

  • The condition that the property is in and the overall appearance. Consider how much work you would need to undertake to make the property suitable for renting.
  • The geographic area. Its important to research the area you are considering investing within, and this can dramatically effect the speed in which a property is let.
  • Council tax and energy bills are an important consideration, especially while the property is vacant.
  • The mortgage repayments that would have to be made.
  • An area in which is a desirable place to live will generally receive more interest from prospective tenants.
  • If the property is located near you it’s a distinct advantage as you can see if the tenants are keeping it in order, although this is not essential.

Here at My Property Box, we offer two kinds of service to landlord:

Tenant Find Only’, in which we will advertise the property on Rightmove, Zoopla and our website. We will find you a tenant for your property and set up the necessary paperwork, such as tenancy agreements, whilst you took care of any problems that might arise along with managing the rental payments.

Fully Managed’ means My Property Box take care of all the paperwork and advertising and be the first point of contact for your tenant if repairs need undertaking. Additionally, the rent collection would be managed by My Property Box.

What to do next?

When you have chosen to rent out your property and chosen what service you would like to use with us, our first step is to take a rental assessment. As part of a rental assessment My Property Box observe the property in its current condition, and advise on an achievable rental yield.

We take photos of your property and a detailed description to accurately advertise your property on our website, Rightmove and on Zoopla.

If you are unsure about any of these legal processes, or simply require further information, please contact My Property Box on 01325 582101 or email
