The North East however is a big place, and for those landlords looking to expand their property portfolio we know that some areas are better investments for landlords than others.

Newton Aycliffe

The hottest location for property investment in the last six months has been Newton Aycliffe in County Durham.

There are two main reasons for this:

  • Firstly, the Hitachi plant has been built, which has produced over 2000 jobs for the area. This had led to people re-locating to the surrounding area of Newton Aycliffe.
  • Secondly the housing in Newton Aycliffe is largely ex-council houses which benefit from three bedrooms and a large kitchen and living room.

These are all ideal properties for families with one or two children, which means you will be able to get around 12% return on your investment by achieving the maximum rental income.


Another very popular area to invest is the Denes area of Darlington, County Durham. The Denes have always been popular for to investors for a number of reasons:

  • it is within walking distance of local schools and Darlington Memorial Hospital
  • The standard of housing in these areas are usually very good, as most benefit from a large living room and separate dining room. They also typically feature a large master bedroom and a good size second bedroom, so again ideal for new families and couples.

Stockton on Tees

Finally, Stockton On Tees in general is a good area to invest, the price of houses in this area are great value for money and a lot of people brought up in Stockton like to stay in Stockton.

  • Stockton is a good location for people that work in either Middlesbrough or Darlington as there is easy access to the A66 in and out of Stockton.
  • The return in investment in Stockton is between 8% and 10% depending on the condition of the property.

Whilst the return on investment isn’t as high as Newton Aycliffe, properties in Stockton don’t remain empty for more than 2 months.

Newton Aycliffe is also close to the A1 so if your job requires travelling, Newton Ayclliffe is a good location for you!

Another popular area for tenants to live is Peterlee, Peterlee is very similar to Newton Aycliffe. The houses are usually ex-council houses so they are very spacious, with 3 bedrooms and a large kitchen. The value of the houses are slightly lower also so tenants who claim housing benefit wouldn’t need to pay much top up, if any at all. As a commuter town, Peterlee is a good location with good access to the A19 which allows travel to locations such as Seaham, Hartlepool, Middlesbrough, Stockton On Tees.
